Rate and Payment Details
- All quoted rates are in US Dollars and include Florida’s 6% sales tax and 7% Florida state tourism tax.
- A $250.00 non refundable deposit is required to secure your reservation. Monthly deposits are $500.00 per month. Please mail your deposit/contract within five business days of placing your reservation if paying with a certified bank or personal check. Once your payment has been received a confirmation e-mail will be sent to you. The balance is due in full thirty days prior to your arrival. If your reservation date is less than 30 days before arrival date, balance is due in full at time of booking via Master Card/Visa. A certified bank check can be express mailed if time permits.
- Check-in is at 4: PM, and check-out is at 10: AM. Early check-ins may be accommodated if unit is available. Late checkout requests are considered upon or after arrival. A Fee of $25.00 per hour will apply. If you have a late flight or would like to take advantage of the resort amenities on your departure date for no additional cost, please remove all items from the villa, secure them in your vehicle, and move your car to the side parking lot. Please keep in mind that you will not be permitted in the villa after 10: AM, once you have checked out. There are bathrooms at the clubhouse you can use during this time.
- No one under 25 is allowed to stay without an adult.
- This is a smoke free environment. Thank you for not smoking.
- No Pets Allowed-Pets can be housed in many of our wonderful area kennels.
- All confirmed guests may download our Confirmed Guest Info Packet. This packet contains additional information such as:
- - Maps and directions
- - Emergency contact numbers
- - Items to bring for your stay
- - Guest registration form and property damage consent contract
- Additionally, confirmed guests can visit our map/directions page for google map directions to and from the Orlando International airport to Summer Wind or Pearson Properties (Our management company).
- A free International/Domestic call plan is in place for all guests for the extent of their stay. Information on how to use this service is located in your “Welcome Binder” located on the counter or coffee table of your rental.
- Cribs, high chair, & tot gate are no extra charge. These items are already in the unit and available for your personal use. Any other rental items needed for your stay, please contact Pearson Properties (407) 574-7255. Please make rental arrangements with Katie to have these items delivered to your villa prior to your arrival. Their hours of operation are Mon-Fri (9-5). Weekend rentals must be in place no later than Wednesday at 5: PM. Please pay Pearson Properties directly for any rental items needed and allow up to 48 hours for your request to be processed.
- High Speed Internet Service (complimentary)
- HBO/Sports Package (complimentary)
- Use of stack washer and dryer (please bring laundry detergent and dryer sheets)
- Towels and linens (please remember to bring back towels from the pool area. A $25.00 per day charge will be billed to your credit cards for lost or missing towels).
- All clubhouse amenities including a heated pool with water slide, garden fountains, Jacuzzi spa tub, pool-side picnic area, movie theatre, fitness center, and games room (nominal one time $6 pool pass fee is in effect). Once your pool pass has been brought back to the office your $6.00 fee will be refunded.
Additional Fees
- Personal spa pool heat is suggested Oct.1st - May 1st. The cost is $22.95 per day plus 13% sales tax. If pool heat is requested, please be sure to notify us via our booking form or via email. (We regret that due to skyrocketing utility costs this year, pool heat rates had to be increased. Please note that Summer Wind is located just 50 feet from the community clubhouse/cabana area where there is a heated pool with water slide, garden fountains, Jacuzzi spa tub, and pool-side picnic area for your enjoyment).
- A cleaning fee of $85.00 will be added to the total rental price & has been included in your quote.
- If two separate families will be occupying the villa, a surcharge of $75.00 will be applied. Please be sure to send two separate contracts for each family along with each family’s credit card information. If liability is assumed by one family a second contract still must be filled out with the liable person (s) credit card information and signature on both forms.
